Inventory has grown too. There are roughly 4,892 active listings in the county right now, giving buyers meaningfully more to choose from than in recent years. Homes are also sitting longer — median days on market is in the 72–80 day range, up from the 30-40 day turnarounds that were common when the market was tightest.

One number worth paying attention to: homes are selling at roughly 98.0–98.1% of list price. That’s a useful gut-check for negotiating — sellers are still getting close to asking, but buyers do have some room to negotiate, especially on homes that have been sitting for a while. Sales volume, interestingly, is actually up a bit — 1,031 homes sold in Pasco County in August 2026, compared to 981 the year before. More inventory and more time on market hasn’t meant fewer transactions; it just means buyers have more leverage in how those transactions get negotiated.
